SEO for real estate brokerages in Dubai
Buyers and tenants in Dubai start on Property Finder, Bayut and Google. They search by community, building and budget, in English and Arabic, and they check the brokerage before they call. Your site has to rank for the community queries the portals do not own outright.
Can a brokerage outrank Property Finder and Bayut on Google?
Rarely for generic listing queries such as apartments for rent in Dubai Marina, where the portals hold the top positions. Brokerages win on narrower terms: specific buildings, off-plan projects, community guides, service charges, and agent or brand searches. Those pages need original data, accurate RERA and DLD references, and listing schema. Ranking there brings direct enquiries that do not pass through a portal and cost nothing per lead.

Agent and brand profiles

Off-plan project guides
Launch pages for developer projects with payment plans, handover dates and escrow details, timed to launch-week search demand.
Arabic search coverage

How UAE property buyers search in 2026
Demand is at a record. Dubai Land Department recorded more than 270,000 transactions worth AED917 billion in 2025, including 129,600 new investors, and the first quarter of 2026 alone reached AED252 billion. More of that searching is now about buying: Property Finder says sales listings took 49% of its Dubai impressions in 2025, and 39% in Abu Dhabi, up from 26% a year earlier. Most of it starts inside the portals. Dubizzle Group, which owns Bayut and dubizzle, claims about 65% of UAE real estate classifieds traffic, and Semrush's July 2026 estimates rank dubizzle, Bayut and Property Finder as the three most-visited property sites in the country, well ahead of the rest. Every listing they carry is also checked against a government permit, so accurate, permitted listings are the minimum a brokerage site needs, not a point of difference.
- DLD's AI advertising platform had monitored over 279,000 portal adverts by April 2025 and automatically corrected 29%.
- Abu Dhabi has required an ADREC Madhmoun permit for every property advert since 7 July 2025.
- DLD fined 256 brokers and issued over 1,200 legal warnings over advert breaches in the first half of 2024.
- In a Property Finder survey, 70% of Dubai respondents said they planned to buy within six months.
In Dubai, the Real Estate Regulatory Agency (RERA) at Dubai Land Department controls property advertising through the Trakheesi system. A broker needs a marketing contract with the owner before applying, electronic and classified adverts are covered, and DLD requires the permit's QR code on every advert, visual or written. DLD fines non-compliant adverts and scans portal listings with AI. In Abu Dhabi, ADREC has made a Madhmoun permit, issued through DARI and checked against the title deed, mandatory since 7 July 2025, and no more than three brokers may advertise one listing. Al Reem and Al Maryah fall under ADGM's own permit service. Sharjah's Real Estate Registration Department requires prior approval to advertise, including from brokers based in other emirates. Listing pages on your own site are adverts too.
What keeps real estate brokerages off page one
Treating your own website as exempt from permits
Brokerages that mirror their portal stock on their own site often forget those pages are adverts as well. DLD requires the permit QR code on all real estate adverts, visual or written, so a listing page without a valid Trakheesi permit is a violation that also costs buyer trust.
Leaving sold and withdrawn listings live
Hundreds of pages for units that sold or were withdrawn months ago waste crawl effort, frustrate buyers and can show permit details that no longer match anything. Redirect sold units to their building or community page, keep the price history there, and take adverts down when the owner's mandate ends.
Using Dubai permit rules on Abu Dhabi pages
Abu Dhabi listings need an ADREC Madhmoun permit, not a Trakheesi number, and Al Reem and Al Maryah listings go through ADGM instead. A brokerage selling in both emirates needs listing templates that pull the correct permit field for each location, or its Abu Dhabi pages drift out of compliance.
Deleting agent pages when agents leave
When an agent moves on, deleting their profile throws away the links, reviews and name searches that page had earned. Redirect it to the relevant team or community page, remove the departed agent's BRN and contact details, and keep any reviews that name the brokerage itself.
Portals own the listings; brokers can own the detail
Listing queries that pair a community with 'for sale' or 'for rent' go mostly to Bayut, Property Finder and dubizzle, which hold the stock and the traffic. Developers rank for their own project names, and Dubai Land Department's site is the fourth most-visited property site in the UAE on Semrush's estimates. That leaves real room beneath the head terms: building-level guides, service charge and handover questions, sub-community comparisons, Arabic pages and market commentary built on DLD or ADREC figures. A brokerage cannot match the portals on inventory, but it can publish the verified detail a listing card leaves out and put its own permitted listings underneath.

The regulator and two portals come first
Dubai Land Department's broker register, Property Finder's company directory and Bayut's agent directory hold the top three. Google reads the search as "who is licensed and active", and those pages answer with licence numbers, agent counts and live listings. Seven brokerages fill the rest, and six of them rank a home page rather than a page built for the query.
Brokerages rank on the exact phrase plus brand
haus & haus, Dacha and White & Co put "real estate agents" or "brokers in Dubai" in the title, and Knight Frank does the same. The ranking pages run from 104 words to more than 1,800, so length is not what separates them. fäm is the only brokerage ranking a page of its people.
Proof is counted, not claimed
The pages lead with numbers a buyer can check: 531 brokers and 59 languages at fäm, 289 consultants at haus & haus, 1,900 Google reviews at White & Co, agent and listing counts on Property Finder. The portals add their own verification badges, and Allsopp & Allsopp states its RERA compliance on the home page.
DLD's register at number one means Google treats this search partly as a licence check. No brokerage will outrank the regulator, so match it: the trade name and ORN on your site should be identical to the register entry. Keep full company and agent profiles on Property Finder and Bayut, which rank next, then compete below them with agent pages and community pages that carry detail a directory card cannot.

Questions UAE business owners ask
Answered in the first sentence, so AI assistants can quote us directly.
Yes, for every community where you actively transact. A single page listing thirty areas ranks for none of them. Each community page should carry current prices, rental yields, service charge ranges, nearby schools and a link to your live listings there. Start with the ten communities that produce most of your commission and expand from there.
Not directly, but duplicate descriptions do. If the same listing text appears on Property Finder, Bayut and your site, Google usually credits the portal. Write distinct descriptions for your own pages, add information the portals do not carry, and use canonical tags correctly so your site is treated as an original source.
Yes, if you sell to GCC or Arabic-speaking buyers. Fewer brokerages publish properly written Arabic pages, and machine-translated pages rarely rank. Properly written Arabic community and project pages, with hreflang tags linking the two versions, give you a second set of rankings for the same inventory.
Yes. Dubai Land Department's advertising permit covers electronic and classified adverts, and DLD requires the permit QR code on every real estate advert, whether visual or written. A broker also needs a marketing contract with the owner before a permit is issued. Build the permit number and QR code into your listing template so no page can go live without them, and remove the page when the owner's mandate ends.
Abu Dhabi uses ADREC's Madhmoun system rather than Trakheesi. Since 7 July 2025 every property advert in the emirate needs a Madhmoun permit issued through DARI, and the listing is checked against the title deed before it goes live. No more than three brokers may advertise the same listing, which also cuts duplicate listing text. Properties on Al Reem and Al Maryah islands fall under ADGM, which runs its own permit service with Madhmoun.
Only with prior approval from Sharjah's Real Estate Registration Department. Sharjah's rules require licensed brokers, including those based outside the emirate, to obtain the department's written approval before advertising projects there, whether on social media or any other channel. If you market Sharjah homes to Dubai commuters, secure that approval first, keep a record of it against each listing, and give Sharjah communities their own pages rather than mixing them into Dubai ones.
