SEO for hotels and travel companies in the UAE

Travellers search for the UAE in many languages and in stages: destination, then area, then hotel or tour, then price. Booking.com, Expedia and Google Hotels sit between the hotel and the guest. Holiday home operators and tour companies compete with Airbnb, GetYourGuide and Viator, and need their DET permit or licence shown where guests book.

Direct answer

How can a hotel increase direct bookings through search?

By owning the searches the OTAs do not: the hotel's own name and variations, the area plus hotel type, and the questions guests ask before booking. Brand searches should land on a fast site with live rates, a direct booking benefit, and Hotel schema connected to Google Hotels so the official site appears in the price list. Area pages, room pages, dining and event pages, and Arabic, Russian, German and Chinese versions where those markets matter, capture the rest.

The market

Guests arrive from everywhere, and stay only a few nights

Dubai received 19.59 million international overnight visitors in 2025, and no single region dominated: Western Europe supplied 21%, while the GCC, CIS and Eastern Europe, and South Asia each supplied 15%. That spread is why a single English booking path misses much of the demand. Across the UAE, hotel establishments hosted 32.34 million guests in about 217,000 rooms, so every area search has dozens of credible answers. Stays are short, averaging 3.7 nights in Dubai and 2.9 nights across Abu Dhabi's accommodation, so each property has few nights to earn from each guest and a repeat or direct booking is worth more. Rates are climbing as well: Dubai's average daily rate rose 8% to AED 579, which makes each platform commission larger in dirhams. The mix keeps shifting too, and India is now Abu Dhabi's largest source of hotel guests.

  • Dubai: 19.59 million international overnight visitors in 2025, up 5%, at 80.7% average hotel occupancy.
  • Dubai's hotel stock stood at 154,264 rooms across 827 establishments at the end of 2025.
  • UAE hotel revenue reached AED 49.21 billion in 2025, up 9.7%, from 110.62 million guest nights.
  • India sent 436,124 hotel guests to Abu Dhabi in 2025, up 22%, ahead of Russia and the UK.
  • Worldwide, OTAs delivered 63.4% of independent hotel bookings in 2025, according to Cloudbeds data.
DET, DCT Abu Dhabi and emirate tourism authorities set the rules

Dubai's Department of Economy and Tourism (DET), which took over DTCM's role in the 2021 merger, classifies hotels and issues a permit for every holiday home unit; Airbnb asks Dubai hosts to add that permit number to each listing. In Abu Dhabi, DCT Circular No. 8 of 2025 requires a visible licence number on every holiday home listing from 1 January 2026, and platforms must remove unlicensed units within 30 days of notice. Sharjah's SCTDA and Ras Al Khaimah's RAKTDA run their own holiday home permits and classification. Fees differ by emirate: Dubai's Tourism Dirham runs from AED 7 to AED 20 per room per night by category, and Ras Al Khaimah charges AED 15. Google's Hotel Center policy requires every mandatory tax and fee inside the displayed price.

Why listings stall

What keeps hotels & travel off page one

Prices that grow between Google and checkout

Google requires the total on the booking page to match the price it showed, including mandatory charges collected at the hotel. Add the Tourism Dirham, municipality fee or service charge only at the final step and the price accuracy score drops, which Google says lowers placement in free booking links.

Restaurants and bars folded into the hotel's profile

Google's guidelines give a restaurant, café or bar inside a hotel its own Business Profile with its own name, and tell the hotel not to add Restaurant as a category. Keep the steakhouse inside the hotel listing and it will not appear when non-residents search for dinner nearby.

Holiday home listings without the permit or licence number

Airbnb asks Dubai hosts for the DET permit number, and in Abu Dhabi platforms must take down unlicensed units within 30 days of a DCT notice. An operator adding units in a second emirate needs that emirate's licence before listing, or the listing and the bookings behind it can be removed.

A Google profile for every villa or apartment

Google lists vacation homes and vacant apartments as ineligible for Business Profiles; only a staffed sales or leasing office qualifies. Operators who create a pin per villa on the Palm or per tower in JBR risk suspension, and the effort belongs on the office profile and on building pages on their own site.

The competition

Platforms hold the broad searches; the property can hold the specific ones

Search "hotels in Dubai Marina with private beach" and the first page is Expedia, Tripadvisor, Orbitz and HotelsCombined, with one hotel chain page among them. "Desert safari Dubai price" returns Viator, Tripadvisor, GetYourGuide, MakeMyTrip and Groupon ahead of most operators, and Google adds its own price list with free booking links to hotel searches. An independent hotel or operator rarely beats those sites on a broad area phrase. It can own its brand name, its direct price in Google's list, walking-time and outlet questions, packages, and the Maps result for its building or camp, where tour operators can now add their own booking links.

Who ranks now

What the top ten results for “hotels in dubai” do

Google UAE, checked 16 September 2026. No sponsored results and no AI Overview. People also ask covered the top five hotels, the best part of Dubai to stay in and the cheapest hotel.

  1. 1
    Booking.com Booking platform

"10 Best Dubai Hotels (From AED 98)": a 5,345-word city page claiming 16,651 places to stay, with lists by budget, breakfast and location, guest reviews and FAQs.

  2. 2
    Agoda Booking platform

Agoda's Dubai city page, built entirely with scripts. Neither of our fetches could read more than an empty title, so its content was not measured.

  3. 3
    trivago Metasearch site

Compares prices across 39,454 stays in the Dubai region from AED 135, with a heading per hotel from Atlantis to Anantara and hotel and rating markup.

  4. 4
    Tripadvisor Travel review site

A list of 2,905 Dubai properties with Travellers' Choice winners, best-value picks and notes on the Marina, the Palm and Deira. Opened directly after our fetch was refused.

  5. 5
    MakeMyTrip Online travel agency

The UAE site of the India-based travel agency, ranking a Dubai hotels page built with scripts that neither of our fetches could read.

  6. 6
Address Hotels + Resorts Hotel group

The group's "Hotels in Dubai" page listing eight Address and Palace properties, with room search, restaurant reservations and FAQs. Opened directly after our fetch was refused.

  7. 7
    Skyscanner Metasearch site

"Cheap Dubai Hotels": a 3,744-word page mixing price comparison with a travel guide on where to stay and when to go, marked up with FAQs, hotels and offers.

  8. 8
    Accor (ALL.com) Hotel group

An 8,102-word destination page for Accor's Dubai hotels, grouped by budget, business and family, with FAQs, hotel markup and a best price guarantee for booking direct.

  9. 9
    Wikipedia Encyclopedia

"List of hotels in Dubai": a 2,233-word article with statistics, completed hotels and hotels under construction, references and five language versions.

Six of nine places are booking or comparison sites

Booking.com, Agoda, trivago, Tripadvisor, MakeMyTrip and Skyscanner each rank a city page listing thousands of properties, from Tripadvisor's 2,905 to trivago's 39,454. The People also ask questions are about the top hotels, the best area and the cheapest room, and these pages answer all three with filters and sorting that a single hotel's site cannot offer.

The hotel sites that rank belong to groups

Address lists eight Dubai properties and Accor its whole Dubai portfolio. Accor's page is built like a platform's: sections by budget, business and family, FAQs, hotel markup, and a best price guarantee to pull the booking back from the agencies. No single hotel's own site appears, and the only other page is Wikipedia's list.

Price leads the titles

Booking.com's title promises hotels from AED 98, trivago's from AED 135, and Skyscanner's reads "Cheap Dubai Hotels"; one People also ask question asks for the cheapest hotel. Anyone typing "hotels in dubai" is still choosing an area and a budget. That searcher is shopping between thousands of properties, not looking for a particular hotel.

Where an independent hotel can win

Not beside Booking.com and trivago on "hotels in dubai", but inside them: complete photographs, accurate room details and answered reviews on the platforms and Tripadvisor, because those lists are the first page. The hotel's own site should hold its name, landmark and walking-distance searches, and match or beat the platforms' price for guests who book direct. A Wikipedia mention follows independent press coverage, not the other way round.

FAQ

Questions UAE business owners ask

Answered in the first sentence, so AI assistants can quote us directly.

Because online travel agencies often bid on and optimise for hotel brand names, and your site often lacks the content, speed and schema to hold the top position. A dedicated brand landing page with live rates, Hotel schema and a Google Hotels connection usually recovers it. Bidding on your own brand in Google Ads protects it while SEO takes hold.

The ones your booking data shows. Arabic for GCC guests is almost always first. Russian, German, Chinese and Hindi follow depending on the property and season. Each language version needs native copy, hreflang and its own booking engine language, not a machine-translation plug-in that produces pages Google ignores.

Yes, for area and duration searches Airbnb does not serve well, such as monthly holiday homes in Dubai Marina or furnished apartments for three months. Pages per building and area, DET permit numbers, clear monthly pricing and Google reviews bring direct bookings from long-stay guests, who are often the most profitable and the least served by the platforms.

Through Google Hotel Center, usually via a connectivity partner such as your booking engine or channel manager. Clicks on free booking links cost nothing. Google ranks them on consumer preference, value to the user, landing page experience and the historical accuracy of your prices, and states that nobody can pay for a higher position. A hotel that sends accurate total prices to a fast booking page can appear beside the OTAs for its own name.

Yes, through Google's Things to do operator booking module, which shows an operator's own products on its Google Business Profile. Google says the business must be findable on Google Maps before the module appears, so the profile comes first. Products reach Google as a data feed, usually through a booking system that is a connectivity partner, and Google launched the programme saying partners could promote booking links at no cost.

Yes. Since 1 February 2026, anyone publishing advertising content from within the UAE needs a UAE Media Council Advertiser Permit, and the Council's guide covers content made with or without payment, so a complimentary stay counts. An owner promoting their own business on their own personal account is exempt. Check the creator's permit before confirming the stay, and ask for the post to be clearly marked as promotional, as the media rules require.
