SEO for property developers in Dubai
When a developer announces a project, brokers publish landing pages within hours and often outrank the developer's own site for the project name. Buyers search the project, the payment plan and the handover date in English and Arabic. The developer should own those results.
Why do broker sites outrank our own project pages?
Because brokers publish faster, write more text and build more links than most developer sites. A developer project page often launches as a single image-heavy screen with a form, which gives Google little to index. The fix is a full project page with floor plans, payment plan, DLD project number, escrow account details, construction updates and structured data, published before or at launch and updated as milestones pass.
What we do for this sector
Project pages built to rank
One indexable page per project with unit types, floor plans, payment plan, DLD project and escrow numbers, and a construction progress log.
Launch-week search capture
Pages published before the announcement so the developer holds the project name result when broker pages appear.
Brand and project name protection
Monitoring of who ranks for each project name, with correction requests for outdated broker pages and misused branding.
Bilingual project content
Arabic versions of project and community pages with hreflang, written for GCC buyers rather than translated from English.
Developer and project schema
Organization, Place, Offer and FAQ markup covering completion dates, price ranges and payment plan terms, so search engines and AI assistants can read the project facts directly from the developer.
Investor guide cluster
Guides on golden visa thresholds, off-plan buying steps, Oqood registration and handover, linked to the relevant projects.

How off-plan buyers compare developers in 2026
Dubai's developer field is crowded and getting more so. Property Monitor counted 648 project launches in 2025, bringing more than 167,000 units to market, and 258 developers launched projects that year, 40% more than in 2024. Sales still concentrate at the top. DXB Interact data puts Damac at 4,049 units and Emaar at 3,770 in the first quarter of 2026, with Emaar first by value at AED23.8 billion. Emaar reported record group property sales of AED80.4 billion for 2025. Buyers have good reason to look past the launch brochure: Fitch Ratings found that 97,000 of the 174,000 homes projected for 2022 to 2024 were delivered, a completion rate of 56%. A developer's delivery record can be checked in public data, and the ranking guides on page one tell buyers to check it.
- DLD data put Dubai off-plan sales at AED139.75 billion across 58,840 transactions in H1 2026.
- Dubai REST, DLD's app, shows buyers each project's completion percentage, site photos and escrow account number.
- Since 16 February 2026, Abu Dhabi developers must register off-plan expressions of interest through Madhmoun.
- Abu Dhabi escrow funds cannot normally be drawn until 20% of construction is complete.
In Dubai, Law No. 8 of 2007 requires developers to be entered in DLD's Register of Real Estate Developers, and its Article 5 bars advertising off-plan units in local or international media, or at exhibitions, without written authorisation from the Department. DLD's advertising permit service states that off-plan properties not registered with its escrow accounts department may not be showcased, and a project launch event needs its own permit. In Abu Dhabi, ADREC applies Law No. 3 of 2015 as amended by Law No. 2 of 2025, with project-specific escrow accounts and, since February 2026, expressions of interest registered through Madhmoun into a government-managed escrow. Sharjah regulates development projects through Executive Council Decision No. 37 of 2024. A project page on your own website is an advert under these rules.
What keeps developers off page one
Publishing a sales page before escrow registration
A teaser page that names prices, payment plans or unit types before the project is registered with DLD's escrow department is an off-plan advert without authorisation. Prepare the URL, template and internal links in advance, and publish sales content only once registration and the advertising permit are in place.
Leaving the project and escrow numbers out of the text
Buyers can see a project's escrow account number and completion percentage in Dubai REST. A project page that holds those details only inside a brochure PDF, or omits them, sends buyers to broker pages or the app to verify. Put the DLD project number and escrow account number in the page copy.
Freezing the page at launch
A project page left as it was at launch keeps its renders and original completion date while DLD's app shows actual progress. With Fitch reporting 56% delivery against projections for 2022 to 2024, buyers compare. Post dated construction updates, revise the expected handover openly, and keep completed projects live with actual handover dates.
Running Abu Dhabi launches on Dubai habits
Collecting expressions of interest and deposits through a website form and a sales team no longer fits Abu Dhabi. Since February 2026, ADREC requires EOIs for new projects to be registered through Madhmoun, with funds held in a government-managed escrow. Point registration pages to that process and say so.
Registers and ranking pages hold the generic search
For "property developers in dubai", Dubai Land Department's register ranks first, and most of what follows is written about developers rather than by them: a sales-data table, an off-plan directory, ranking guides from two property firms, a brokerage's developer index and a Reddit thread. Emaar, Marquis and Meraas are the only developer sites in the ten. A developer outside the largest few will rarely hold that search. It can hold its own project, community and payment-plan searches, and it can supply the verified sales and delivery facts that ranking pages and AI Overviews repeat.

The regulator's register ranks first
Dubai Land Department's list of licensed developers holds number one. Many people typing this query want to confirm a developer is registered before paying, and Google puts the official register ahead of every developer site. For a developer, being on that register is the minimum; the name on your website should match it exactly.
Six of the ten are about developers, not by them
The register, a sales-data table, an off-plan directory, two ranking guides and a brokerage's developer index take six places. Rankings are built on DLD sales figures, which DXB Interact publishes and Engel & Völkers cites. Emaar, Marquis and Meraas are the only developer sites, and each ranks its home page.
Buyers look for verdicts from other buyers
A Reddit review thread ranks tenth, and three of the four People also ask questions rank developers: biggest, top 50, richest. An AI Overview sits above the results as well. The search is comparative, so what others publish about a developer's sales and delivery record shapes the answer more than the developer's own claims.
Not on "property developers in dubai" itself, which belongs to the regulator, data sites and the largest master developers. Check your DLD register entry and use the same legal name on your site. Publish your sales and handover record in a form that ranking guides and AI Overviews can cite, then put the effort into project-name, community and payment-plan searches, where a developer's own page can be the best source.
Three steps, no black box
Project and brand audit
We check which project names you currently rank for, which brokers hold them, and where DLD or escrow details are missing from your pages.
Launch page framework
A repeatable project page template with schema, Arabic version and milestone updates goes live for current projects and is ready for the next launch.
Authority and monitoring
Press coverage, partner links and monthly rank monitoring keep the developer above broker pages for each project name.
Questions UAE business owners ask
Answered in the first sentence, so AI assistants can quote us directly.
Keep projects on the main domain. Microsites start with no authority and are usually abandoned after handover, which wastes the links they earned. A project section on the developer domain inherits existing authority, ranks faster and keeps history for buyers researching completed projects.
Not entirely, and you should not try to. Brokers sell your units. What you can do is make your own page the most complete and current source, hold the top position, and ask brokers to correct pages carrying wrong prices or completion dates. Google favours the original, detailed source when it exists.
As early as the law allows, and no earlier. In Dubai, off-plan units cannot be advertised until the project is approved, registered with the Land Department and has its escrow account, and each advert needs its permit. Prepare the page in advance, publish the moment those approvals are in place, and it will usually be indexed before broker pages catch up.
Because its list of licensed developers is the official answer to whether a developer is registered, and Google puts it ahead of every developer site. You will not outrank it, so make sure your entry is correct and that the legal name on your website matches it. Buyers who check the register and then land on your site should find the same company, not a trading name they cannot match.
Yes. In Dubai an off-plan project cannot be advertised until it is registered with DLD's escrow accounts department, and buyers can already see the escrow account number in the Dubai REST app. Stating it on the page, with the DLD project number and trustee bank, lets buyers verify the project without leaving your site and gives search engines and AI tools a checkable fact to cite.
By publishing figures that list writers can check. The ranking guides on page one sort developers by units sold and sales value from DLD-based data, then describe landmark projects and delivery records. Keep a public page with completed projects, handover dates and community names, send it to the publishers of those guides, and make sure your sales appear under the same registered name in DLD data.
